Listing Inspection
A pre-listing home inspection, initiated by the seller before listing the property isn't as common as a buyer-initiated inspection and isn't mandatory. However, it can provide valuable insights into necessary repairs, you as the seller can make to the home, potentially making the sale of your home more seamless.
Commercial Inspection
A commercial property inspection is an evaluation of a building or property used for commercial purposes. It’s often performed when buying or selling a commercial property to help identify hazards that may pose a risk to occupants, staff or visitors. The inspection will also provide information on areas such as HVAC, electrical, roofing and structure to allow the buyer to enter into transaction negotiations with buying power . Often times, calling on subcontractors in those specific areas to further assess their condition if needed.
Purchase Inspection
Once under contract on a home, a buyer's inspection is crucial for identifying safety concerns, undisclosed repairs, foundation problems and many other issues that you as the buyer need to be aware of before going to the closing table. This inspection will provide you detailed assessment of the homes current condition to make a well informed decision.
Pre-Dry Inspection
A pre-drywall inspection is a thorough examination of the house’s construction during the building process. It is conducted right after the framing, plumbing, electrical rough-in and other key elements are installed, but before the drywall is hung. It identifies any potential issues that could be hidden once the walls are covered up. This allows for early correction of problems to avoid costly repairs later on.
Warranty Inspection
Prior to your builders 1-year warranty expiring this inspection will address imperfections, defects, or concerns that may have been missed in your initial inspection or arose during the first year living in the home. It's crucial to hire a home inspector before the one-year mark to provide the builder with a comprehensive report so they can fix any problems under warranty.
Radon Inspection
Radon is a radioactive gas that seeps into homes and can’t be detected without testing. Long-term exposure is the second leading cause of lung cancer, especially in smokers. Regular testing and mitigation systems help reduce the risks.
